How your house clearance works
The process is organised in three steps. First, the free on-site visit: we look at every room, including the cellar, attic and garage, and establish what is to be kept, what can be credited and what has to be disposed of. Second, the quote: you receive a fixed price in writing covering staff, vehicles, transport and disposal — with no additional charges on the day of the clearance. Third, carrying it out: our team clears the property, dismantles furniture and fitted units, takes everything away and hands over broom-clean. If you need us quickly, we can be on site promptly; short-notice dates are also possible subject to availability.
Crediting valuables: what brings your costs down
Not everything in a household is waste. Well-preserved furniture, antiques, porcelain, jewellery, watches, tools or collections have a market value that we assess during the visit and offset transparently against the price. Items with no market value that are still usable are passed on for reuse wherever possible. Only what is left over is then sorted and disposed of properly: bulky waste, electrical appliances, metal, wood, paper and residual waste go separately to the recycling centre or to the approved collection points, with a disposal certificate on request. In the end, far less waste remains than most people expect.
Estate, care home, property sale: the most common reasons
With an estate, sensitivity is what counts: we clear respectfully, secure documents, photo albums and valuables, and coordinate closely with the co-heirs. With a move into a care home or into assisted living, we usually combine the clearance with the seniors’ move: whatever is coming along is taken to the new home, and the rest is cleared. With a property sale, the date is what counts — estate agents, notaries and buyers all work to fixed dates, so we plan the clearance to make sure the handover holds. On top of that there are special cases such as heavily cluttered flats or a complete clearance of business and office premises, where files and technical equipment are handled separately.
What gets cleared
The entire household is cleared: furniture, wardrobes, beds and mattresses, carpets, lamps, the fitted kitchen including appliances, household goods and crockery, clothing, books, files, electrical appliances, tools, garden furniture and bulky items from the cellar, attic, garage or garden shed. We provide the right vehicle for taking everything away, and bulky furniture is dismantled on site. Strip-outs, demolition work and asbestos removal are not part of our services — in such cases we will tell you openly, and you will need an appropriate specialist firm.

What does a house clearance cost?
That depends on the floor area, the volume and the access. After a free on-site visit you receive a binding fixed price — we credit valuable items against it and that brings your costs down.
Do I have to sort things out beforehand?
No, that is not necessary. Just tell us what is to be kept — we set aside personal documents, photos and keepsakes for you.
Is the flat handed over broom-clean?
Yes. After the clearance we hand over broom-clean, with a final cleaning on request for the handover of the flat or for the sale.
What is the difference between a household clearance and a clearance?
With a household clearance, an entire household is dissolved: furniture, household contents, cellar, attic and garage, ending with a broom-clean handover. A clearance, by contrast, usually concerns individual areas, for example just the cellar or the attic. Who pays for a house clearance?
As a rule, the person who places the order: the tenant, the owner, or in the case of an estate the heirs or the group of co-heirs. The costs of clearing an estate are usually met out of the estate. We credit valuable furniture, antiques and collectors’ items, and that lowers the final amount.
How long does a house clearance take?
An average flat is often cleared in a single day. For full cellars, attics, garages or an entire house we allow two to three days. We give you the exact timeframe after the visit — along with whether short-notice dates are possible.
What happens to usable furniture and valuables?
Anything that still has value is not disposed of: we assess valuable furniture, antiques, jewellery or collectors’ items and credit them against the price. Well-preserved items with no market value are passed on for reuse wherever possible, and the rest is separated by material type and disposed of properly.
Can I claim a house clearance against tax?
Often yes. Clearing and carrying work performed within your own household can count as a household-related service under German tax law (§ 35a Abs. 2 EStG): 20 percent of the labour costs are deducted directly from your income tax, up to a maximum of 4,000 euros per year. It is the labour costs that are eligible, not the materials. Payment in cash is excluded — you need an invoice and have to pay by bank transfer, and on request we itemise labour and disposal costs separately. Whether it is accepted in your case is decided by your tax office.
Do relatives have to be present during the clearance?
Your presence makes sense for the free on-site visit, but it is not essential on the day of the clearance. Especially for heirs who do not live in Ulm, we arrange the handover of keys and the dates by phone and, on request, document the result with photos.
